Just to update Phil's previous report on the new Guest House in Mae Sariang, here is a bit more info.

Very nice hotel with nice comfortable beds, room rate 800 baht, with a bit of haggle you may get 700 baht, including a basic breakfast.

The Banphunghernkarn Hotel is still asking for 800THB for their boutique style rooms but will accept 700 with the merest suggestion.
